You will find here, and more particularly in the Members section, information and news we hope you'll find useful. Whether you're a leaseholder or renting, we all have a part to play in keeping Malford Court a lovely place to live, so some gentle reminders too.

Thanks first to those of you who attended the Annual General Meeting in June 2025. If any leaseholder would like a copy of the Minutes, please contact us. Safety and security is important to us all. In the Neighbourhood Watch Page, you will find the latest Autumn/Winter 2025-26 edition of the Newsletter. Police advice and materials can also be found in the Members section. 

We recently signed up to a local community safety initiative Met Engage www.metengage.co.uk with local police that entails regular patrols around Malford Court to deter and prevent any anti-social behaviour or crime. Come and see our local PCSO at our next AGM.

While Malford Court is a safe place, in January 2025 there was a daytime robbery of a vulnerable resident at her door (no serious physical harm, thank goodness, with the culprit caught and jailed). Please be aware of your surroundings at all times and never allow into your block via the buzzer entry system anyone you don't know. Main entrance doors must not be wedged open.

We now have a new property manager Fabio and are working with him to progress a range of matters. We are reviewing safety and security at Malford Court, including lighting and CCTV (though neither was in issue in the above case), and we have already made material noticeable improvements where required, including PIR lighting across the courtyard garden and new CCTV by the bins/garages area. Gating the courtyard garden is under consideration to deter non-residents and anti-social behaviour.

Other recent headline news includes (1) parking enforcement and (2) the wall collapse adjacent to Bressey Grove:

- The wall collapse resulted from weather conditions and steps are ongoing for this to be addressed.

- Yellow lines around Malford Court, and new signage, make clear that no parking is allowed in these areas and is now being monitored and enforced, to help protect the soft verges from unsightly vehicle damage. 

Parking in front of the garages and near the courtyard garden entrance is also prohibited, with No Parking signs outside the garages; and signs at all entrances that No Delivery Vehicles (that also cause damage) are allowed inside.

Please always park considerately and never on the grass, or in front of gates/bollards required for access by the Emergency Services. Don't park on, or drive over, kerbs and the flower beds, causing damage. If you can't park inside Malford Court, annual street parking permits are available from Redbridge Council. It's also free to park outside evenings and weekends.

No resident is permitted to leave personal items in communal areas, and any items will be removed. There is a specific prohibition on e-scooters being kept in flats (and communal areas), as their batteries can be a serious fire risk.

Please be considerate with rubbish disposal. Never leave bags contaminated with foodstuff on the floor where foxes, rats and other vermin are attracted and cause such a mess! Flatten your recyclable boxes too please. 

And remember that large items can be disposed of only by prior collection arrangement with Redbridge Council: otherwise, this is fly-tipping (and you'll be charged for its removal).

Our gardens and grounds are there for all residents to enjoy. Garden furniture is for everyone to use and must not be removed. Benches must not be left on the grass but returned to the harder path area when finished. No swinging on, or from, the trees please. Parties are not allowed, nor unsupervised ball games, and storing or leaving any personal items, including bikes, BBQs and toys. Any items left there may be disposed of. BBQs are allowed on the hard surface areas only, not the grass. NO DOGS AT ALL IN THE COURTYARD PLEASE! And no dog-fouling anywhere, of course.
